New construction of 52 units of permanent supportive housing for disabled veterans
The name R&R is inspired by military slang for rest and recuperation (or rest and relaxation or
rest and recreation or rest and rehabilitation), is an acronym used for the free time of a soldier.
The R&R is a 52-unit Permeant Supportive Housing project provides a home, support services and
rehabilitation for disabled veterans. It is located in downtown Los Angeles, adjacent to University
of Southern California, Exposition Park, LA Memorial Coliseum, Lucas Museum of Narrative Art, and
Natural History Museum of Los Angeles County.
Currently, twenty-five percent of the nation’s total homeless population and almost half of the
nation’s unsheltered population reside in California. Los Angeles has one of the highest densities
in the USA and Los Angeles is the city with the greatest number of homeless people in this state.
Transit Oriented Community Project- Density Bonus
Architect of Record of 16 N Virgil Ave, LA, as the most recent project is R-3 zoning, Transit-Oriented Community (TOC) Tier 3, 16-unit, 5-story plus Mezzanine Apartment Building that needs to comply with Los Angeles Municipal Code (LAMC) and Vermont/Western Transit Oriented District Specific Plan Station Neighbourhood Area Plan (SNAP) located in Wilshire Community plan of the City of Los Angeles. Providing Programming, SD, DD for complete Entitlement phase package including Environmental Justification Study / Class32 infill justification Study, CD, and assisting the owner in the permit processing phase. Coordinating Architect’s and the owner’s consultants including Structural Engineer, Civil Engineer, MEP, Landscape Architect, Interior Designer, Lighting Designer. Operating multiple presentations for clients and city officials having jurisdiction. This project is approved by SNAP Specific Plan and is submitted to the Planning Department for the Entitlement phase.
